I would like a build within the range $800 - $900. I would prefer it to be more around $850, but if the extra bucks will make it that much better, then go for it. I want to game at 1080p, maybe 1440p, with good frames. Will be playing a lot of newer games, and more graphically intense games.
Wanting to Overclock - Yes
Need a SSD - No, will get one later. Prioritize on getting better parts for now.
Need a OS/Monitor/Keyboard/Mouse - No

This is the current build I have made. Wasn't sure on a few things... PSU, which version of the gtx 970, just slapped an optical drive on there, and wasn't sure what motherboard to get.

Not that motherboard anyway, you won't be overclocking on it. That GTX 970 has an mITX cooler for mITX builds, so don't get that one.

That 290 is $240 if you get the $30 rebate and $30 promo, so do that, at least use the promo code to get $30 off anyway. Better cooler than the 212 EVO. You'll be able to add a 2nd 290 at any point should you want/need to.

Thanks for the build Sanctyy. But why the R9 290 over a GTX 970. I have looked at many benchmarks and videos over the two, and the GTX 970 out preforms the R9 290 in most situations. Also, the build you suggested is just under $800. So why not just spend the extra money and get the GTX 970 if it does preform better on games. I wont want to upgrade parts for this build for a good amount of time, so I want to get the best parts I can for my budget, to ensure I will get better frames on games in the future. The only thing I will be "upgrading" soon after the build, is getting an SSD.

The build I suggested is $860. The difference between the GTX 970 and R9 290 is minimal, the 970 is just a more efficient card but the 290 will have mroe DX12 features and is better in multiple GPU set-ups than the 970. The 290 is also better at higher resolutions.

That's after rebates. MIR can be a pain in the ass so I don't include them in the cost. If someone decides to get MIR, then that's just a bonus. I'm pretty sure you only get MIR in the US, I've heard they can take months to get and you have to jump through hoops to get them, apparently.
