i am selling my xbox hardrive to a friend it has callduty ghost and gtv and mw2 that i bougth on the marketplace my question is if he can use the games without my acount

No he won't be able to unless you do a license transfer or he has your account on his console.

No the games are linked to your account and without your account you are unable to play other games.
