Do not consider price...
Counter part Xeon's and i7's perform pretty much the same, however the Xeon doesn't come with integrated graphics and is not a unlocked Chip meaning you cant overclock it. Oh.. and its cheaper.

you said you want a "fair price upgrade" the xeon is better value for money than the i7. You also said you want it for gaming so the better option for you would be the i5 4690k.

You should consider upgrading your gpu first though because the one you have now is just terrible.

well seeming tho you're going To be using a dedicated GPU and you don't want to overclock then I'd go with the Xeon
