Looking to build a new Pc so i can actually play some games on it such as H1Z1 and Counter strike stuff like that.

i was gonna say get a 970 like Craigyy_JR said and maybe even the i5-4690k

4690k would be a waste since it seems OP has no interest in overclocking. Xeon has 8 threads, which the i5 does not so Xeon will be better with editing, rendering, contet creation and similar tasks, as well as in games that utilise the extra threads, such as BF4 and Crysis to an extent. With the 4690k, it'd be a waste not to OC so you'd have to spend more on a Z97 chipset board and an aftermarket cooler, meaning you'd have to sacrifice SSD most likely for the budget to overclock.
