Hey guys, I'm interested in 2 different Monitors here and wanted to get some advice on what the best approach would be.

Here is my System Specs: [If you want to give me any other suggestions here feel free]
CPU: Intel Core i5-7600k
GPU: RTX 2070 8GB
RAM: 16GB 2666 MHZ
Motherboard: Intel Z270 Krait Gaming
PSU: G2 650W
Cooler: Kraken X62
SSD: 250GB Samsung 850
HDD: 1TB
I'm currently running the standard 1080p 60hz so this will be an upgrade for sure.

I'm assuming you're only interested in 1440p high refresh rate displays?

I personally wouldn't get either of those, the Acer Predator is a TN panel which I avoid like the plague, and the Asus PG279Q is just ridiculously expensive. Almost £700 is just far too much for any 1440p display, that's actually approaching 4k120Hz monitor pricing.

Both 1440p, 144Hz displays. The Samsung JG50/JG52 is just an absolute steal at the £250ish price range. However, it does not have any adaptive sync which is a bit of a bummer. The AOC monitor is a bit bigger and has the addition of Freesync. I'm not 100% sure, but I think that AOC monitor uses the same panel that's in the 32" version of the JG50/JG52 - I know Samsung sent those panels out to a lot of people for recently released 1440p 144Hz displays.

No. Like I said, that's approaching 4k 120Hz prices. It's not necessarily that £700 is too much to drop on a monitor, it's just far too much to drop on a 1440p144Hz monitor.

No idea. Don't really know what you're using your system for or whether you'll benefit from any upgrades anywhere. If it were my system, I'd be adding more storage for sure, I'd also getting rid of the CPU for something with more cores and/or threads - either Ryzen or a used 6700k/7700k probably. However, the 7600k is still a more than adequate CPU, especially paired with an RTX 2070, and at 1440p. Assuming we're just talking about gaming performance, of course. So if you don't see any evidence of it holding you back, there's no need to upgrade it really.

I mainly use this System for gaming. Only time my system has dropped in performance is when playing games like Assassin's Creed Odyssey but Optimization isn't the best in that game anyways. I could go ahead and upgrade my CPU and do the Monitor later down the road. If I decided to upgrade to the 8th or 9th Generation would I need a new Windows 10 Key since I'll be upgrading my Motherboard.

Edit: I can get a 9700k and a nice Motherboard for £580 here

My bad. I did not realise you meant instead of monitor upgrade. I would definitely be doing the monitor upgrade before anything else.

For CPU, don't upgrade to 8th or 9th gen Intel. If you're changing motherboard, then go with AM4. LGA1151-V2 is just not worth investing in at all IMO. That said, you can grab used i7-6700k/7700k's for under 200 quid, and that would be a nice little upgrade over your 7600k. The hyperthreading on the 4 core i7's really helps out since 4C/4T is starting to become a bit of a limitation.

If I remember correctly, AC Odyssey was notoriously bad on i5's, and ran much better on i7's thanks to the extra threads. Perfect example of 4C/4T being your limitation.
*edit* I remembered, AC Odyssey ran fine on my i7-4790k and on my R7 1700x, so yeah it'll definitely be the 4C/4T limiting you there. Still, definitely go for a monitor upgrade first and either just grab a used 6700k/7700k, or go AM4 when you do upgrade CPU.

Personal note, I'd lean the hell away from G-Sync monitors, especially with RTX cards. Granted the "RTX is dying" news flashes have died out, but there's been enough people complaining of G-sync monitors being a possible cause to that. Either way though, it's basically nothing more than a tag on a monitor that makes people pay another 200 bucks.

Personal favorite... Acer Nitro Gaming VG271UP 27 inches, 2560x1440p@144Hz and a 1ms Response Time. And under 500 bucks. Haven't had any issues with it and my 2080 Ti, and I'm buying 2 more of them next week.
