Well, my PC is acting really strange.

It seems like on some games, it lags and has low frame rate, regardless of the settings i choose.
I play games like Gta V, Mafia 3, Just cause 3 and so on. On Mafia 3, i can have it at the lowest setting at 1080p and have around 30-40FPS and when i max the game out. I still get the exact same. I have used programs like Cam to monitor usage of my PC. Then HWMonitor and my computer doesn't hit 100% usage and the temps are well below 50 on my CPU and GPU. The same applies to Gta V and Just cause 3. Regardless of the settings, i get the same outcome.

Any help will be appreciated

Probably asked 99% of the time, but have you updated your graphics drivers to the latest release? Your PC should be able to handle these games just fine.

Like iLuSioNz said, be sure you have all the latest drivers. That is such a common problem when running games and having issues such as these.

Also be sure to close in task manager any programs you do not need running as some programs could cause performance issues.

Updated all my drivers before i put this post up and still the same issue. I tried to install them again, check the integrity of the game and it's all fine. I do have a slight overclock from 4.00GHz to 4.2GHz on my CPU. Would that be causing any problem with gaming?

And i have checked the task manager and done what you suggested, but the same thing happens still.

It *could* be that -- You may have an unstable overclock but with that CPU I would doubt it. 4.2 on the 6700k is perfectly achievable due to turbo boost.

Have you ever seen any weird artifacts while playing games? Artifacts are sometimes signals of a bad overclock.

I haven't experienced any myself. I did once overclock too much and needed to reset the bios. Could maybe of damaged something in my rig by overclocking too much?
