This tutorial will show you how to get the house called Breezehome in Whitereun for free.
Note: You will still need 5000 thousand gold to buy the house but it will not be deducted.
Here is a picture of what Breezehome looks like from the outside.

Firstly, this house can be purchased from Proventus Avenicci after the Jarl allows the purchasing of the property, or from Brill if the player has completed the Battle for Whiterun for the Stormcloaks. It can be bought immediately after retrieving the Dragonstone for the quest Bleak Falls Barrow.
Then make sure that you have 5000 gold and then make a save before you do the steps below as it is easy to mess it up.
It is also possible to use this method to get all the upgrades to the house for free. Just repeat those 5 steps until you have all the upgrades.
Here is a video tutorial for anyone who doesn't understand the text tutorial and I take no credit for this video. Just skip the video to 0:55.

2.) You will need to wait for him to be near a chest, drawer, etc.
3.) Start a conversation and when you ask to buy the house, quickly exit the conversation and activate the storage space.
4.) Put all your gold in the storage space and when you exit out, if done correctly, you should still receive the key to house and the the decorating guide without paying anything.
5.) Once you receive the key and guide take all your gold back from the storage space.
For step 2, I found it easier to wait until around 8:00-8:30 when Proventus Avenicci is upstairs looking at the map of Skyrim because there is a chest directly in front of him on the floor.

Its pretty good but VERY hard for some. I just buy it with my own money, but its just my opinion!
